Moratorium on large lot subdivision gets one year extension

DOWNEY - City staff has been given another year to try and answer the issue of large lot subdivision.

After initially being set and receiving a 10-month, 15-day extension in November of last year, the moratorium on the subdivision of single-family residential lots of 20,000 square feet and higher was set to expire on Nov. 27.

According to staff reports, a majority of the city is dedicated for single-family residential use, including approximately 51 percent of the net acreage and 83 percent of the total parcels within the city zoned R-1.

In recent years, the city has received several requests to divide several of the larger R-1 lots and  divide them into several smaller sublots.

With several concerns still lingering on what potential impacts large-lot subdivision may have on the city’s infrastructure, staff requested an additional 12-months to conduct further review.

Staff can bring the issue back to council for action early if a conclusion is made before the moratorium has expired.
