City Council allows subdivision of Orange Estates lot

DOWNEY – Reversing an earlier decision by planning officials, the City Council on Tuesday voted to allow a developer to subdivide an Orange Estates property and build two homes on the lot. 

Located at 7741 3rd St., the property was purchased by Simi Valley-based 3-E Enterprises for $654,000 in April 2016. 

The two-bedroom, two-bathroom property sits on a 19,090-sq. ft. lot. 

Earlier this year, the new owner sought to subdivide the property into two lots. It would demolish the existing house and replace it with two single-family homes on separate lots each measuring 8,972 square feet. 

The Planning Commission, however, rejected those plans on Sept. 20, determining it “could not make all of the findings necessary to approve the project.” 

Council members voted in favor of the appeal, reversing the Planning Commission’s denial and allowing the subdivision.
