The real estate market is shifting in Downey: homes are staying on the market longer, and prices have plateaued. That’s good news for buyers, although Downey home values still surpass those of neighboring cities.
As of Feb. 4, there are currently nine Downey homes priced at $400,000 or less. If you’re shopping on a budget, here are some of your options:
8237 Gardendale St. $398,000
This older home (built in 1906) features 3 bedrooms and 2 baths, and is zoned R-2, meaning there’s room for expansion. This home is currently in escrow but the listing agent is accepting back-up offers. REDFIN
8464 Charloma Dr. $390,000
This property’s best attribute is its North Downey location. It’s a short sale, and the listing agent admits the home “needs lots of work.” This home probably wouldn’t qualify for FHA financing, so it’s more suited for an investor. It’s also in escrow. REDFIN
7320 Quill Dr., No. 35 $388,000
Park Meadows is probably one of my favorite condominium communities in Downey. The grounds are well kept, the property is quiet, and depending on your unit, you may even have golf course views.
This particular two-story unit features 2 bedrooms, 2 bathrooms, a fireplace, separate living and dining rooms, and even a laundry room. REDFIN
Two other units in Park Meadows are also on the market: unit 85 for $380,000, and unit 29 for $349,000. Many of these condos feature lofts that can be used as bedrooms.
9228 Elm Vista Dr., no. A $385,000
Here’s another nice two-story condo, this one located near Downey Landing. It features 2 bedrooms, 2 bathrooms, a balcony, and attached two-car garage. ZILLOW

If you’re a senior, consider living in Brookshire Manor, an affordable residential complex for adults ages 55 and older. This particular unit features 2 bedrooms and 2 baths, with a private balcony. REDFIN

This is another 55-plus community, located in the heart of Downey. It’s small at only 573 sq. ft. but features an open floor plan, which makes it feel bigger. (Besides, the price is fantastic.) It has one bedroom and one bath, with indoor laundry hook-ups. REDFIN
